Apartment Management Program (AMP) is a database application written for MS Access 2000. A pushbutton interface lets you view units, tenants, reservations, profitability, maintenance, and reports. You enter all your units with size, occupancy, rent, and other factors, then build a list of tenants, maintenance costs and functions, and rent payments. The program comes with sample data and a very brief help file. The object-laden interface will run slowly on even the most powerful PCs and you will be frustrated by the lack of fast, multifield, Boolean search capability. The limited reports capability doesn't allow user editing and will often warn you that existing data is being deleted when one of the preformatted reports is selected. AMP is also available for Access 97 users.

TheMgr7 is property-management program written for Microsoft Excel 7.0. Using Excel macros, it allows you to enter rents on a deposit-ticket form, which then posts the amounts to a Building Windows spreadsheet. Labels, delinquency notices, lease expiration dates, and other documents are printable, and the deposit information can be exported to Quicken. The single-entry concept helps to minimize posting errors. Sample data sheets are included, but the manual is of little help. The Information Assistant keeps popping up messages urging you to register but not providing much information on how to use the spreadsheet. A demo deposit sheet offers step-by-step instruction that makes little sense and shows no relation to the other features of the macros. TheMgr7 works only with Excel 7.0, the version for Windows 95. If you use Excel 8.0 for Office 97, you lose the pull-down menus.
